We are thrilled to announce the successful acquisition of our 16-unit property in Cleburne! Since closing day, we have kept busy taking care of some deferred maintenance from the previous owner and putting in some sweat equity in preparation for renovations.

Our biggest maintenance expense thus far was the replacement of one of our AC condenser units and the replacement of another’s compressor. Both were a result of a lack of maintenance. A little TLC could save thousands of dollars when it comes to AC units (especially in the Texas heat). Simple things like regularly changing air filters, checking and cleaning the condenser coils, and making sure tenants don’t blast the cold air at 62 degrees all day go a long way.

Getting Appfolio implemented was a game-changer for streamlining communication and enhancing convenience. The previous owner only accepted cash payments and knocked on doors the first of each month to collect. Through the portal, residents can easily make rent payments, submit work orders, and communicate with us. This not only simplifies their day-to-day but also ensures quicker response times for maintenance requests and a far easier way to pay rent.

Additionally, we have completely prepped the vacant unit for renovation and it is ready for some fresh new paint, floors, lighting fixtures and more. I can’t say I dream of tearing out gross old carpets everyday but it sure beats sitting around watching the news on a Sunday afternoon.
